The legendary Waldorf Astoria New York has now opened once again as of Tuesday, July 15, 2025; so reservations can once again be booked for stays at this historic hotel property — but how much will staying there cost per night?
Waldorf Astoria New York Now Opened Once Again. Rates Start At…
The Waldorf Astoria New York is the namesake — as well as the original hotel property — of the Waldorf Astoria brand of the portfolio of brands of Hilton.
Hilton Worldwide Holdings Incorporated announced the sale of the historic Waldorf Astoria hotel property in New York to Anbang Insurance Group Company of China for $1.95 billion — or approximately $1.4 million per room — back in October of 2014. Hilton Worldwide agreed to continue to operate the Waldorf Astoria hotel property under a management contract for a duration of 100 years, which began upon the closing of the sale.
To put that sale price in further context, Conrad Hilton reportedly acquired the iconic flagship hotel of Hilton Worldwide in 1949 for $3 million — an amount which would only purchase two rooms in the hotel property in June of 2016.
The Waldorf Astoria New York then closed its doors to the public on Wednesday, March 1, 2017 so that many of the greater than 1,400 rooms can be extensively renovated and converted to luxury condominiums, as 375 of those rooms are now once again be available for guests to reserve and usher in a new era of luxury in the city of New York.
One week later — on Wednesday, March 8, 2017 — in order to protect the art deco interiors of the iconic hotel property, nine members of the Landmarks Preservation Commission of the City of New York unanimously voted to preserve two dozen original public spaces of the interior of what was then known as the Waldorf=Astoria New York, which first opened back on Thursday, October 1, 1931.
After having spent approximately one billion dollars on the renovations, the hotel property once again started accepting reservations for stays back on Tuesday, December 10, 2024 for stays starting this year…
…but a technical glitch apparently interfered with the ability to book reservations, as happened to me on Friday, June 27, 2025.
That technical issue has since been fixed. The iconic hotel property will begin to offer over the next few weeks the first looks at an extensive, meticulous restoration; and bring fully to life experiences that will redefine modern luxury both in the city of New York and on a global scale.
The meticulously and thoughtfully crafted restoration effort was led by renowned architects Skidmore, Owings & Merrill and interior design from Pierre-Yves Rochon. The original 1931 splendor of Waldorf Astoria New York — with the handiwork of hundreds of artists and skilled craftspeople — has been recaptured.
Highlights of the transformed Waldorf Astoria New York will include:
- 375 luxurious rooms and suites — some of the largest in Manhattan
- World-class dining including signature restaurant Lex Yard — which is led by acclaimed Chef Michael Anthony — and the return of Peacock Alley
- 43,000 square feet of reimagined event space — including legendary spaces like the Grand Ballroom and Jade Room — which have been restored to their original grandeur
- A 30,000 square foot spa and fitness center with a serene outdoor terrace

…which means that the elimination of 653 rooms gives more space to the remaining rooms. Waldorf Astoria New York will offer some of the largest guest rooms and suites in Manhattan, with the majority of the guest rooms exceeding 570 square feet.
With greater than eleven different guest room categories, rooms are meant to feel like private apartments — featuring distinct yet connected zones for living, working, and sleeping. Featuring soft leathers, polished woods and tailored upholstery in a palette of light neutral tones, guest rooms will provide a respite from the bustle of Manhattan. Custom furniture and artisanal hardware elevate the sense of luxury and exclusivity in the hotel property, with a bespoke bar in each room.

…So at What Prices Do Rates Start?!?
“I would not be surprised to see the rate of the redemption of Hilton HHonors frequent guest loyalty program points increased as a result of the sale and renovations. Hopefully that will not happen.”
That is what I wrote in this article back on Wednesday, October 8, 2014 when news of the sale was first announced. I thought then that that could an understatement now that only approximately a third of the rooms in the storied hotel property will be used for the purpose of a hotel — as well as the maximum limit of points for a standard room rate per night was recently quietly increased to 200,000 Hilton Honors points per night…
…but, of course, that all depends on the basic economic principle of supply and demand; and 300 rooms is not a paltry number in and of itself, as there are hotel properties which have even fewer rooms in total. I anticipated in this article from last month that one standard room per night will likely cost at least 120,000 Hilton Honors points; and cash rates might hover in the $700.00 per night range.
Actually, the lowest cash rate which I could find for the next year was $912.14 on Sunday January 25, 2026. With all taxes and fees, the total came to $1,050.27. Unless a sale is announced or you use a credit card with a discount as a benefit — such as the Hilton Honors American Express Aspire Card — expect that to be the lowest price you will pay for one night.

Although I have briefly been inside of the original Waldorf Astoria New York hotel property years ago, I have never stayed as a guest at this hotel — I never had a need to do so, being born and raised in New York — but I would like to do so sometime in the future…
